NOTES - RESIDENTIAL ESTATES 1. LOCAL AUTHORITY REQUIREMENTS Unless specified or detailed with this set of Landscape drawings works are to be to Local Authority details and requirements. 2. DRAINAGE Refer to relevant engineering drawings for storm water drainage and field gully sizing and connections. Field gullies are to be supplied, installed and connected to the stormwater system. Install subsoil drains where indicated on plans, and behind all retaining walls. Connect subsoil drains to storm water drainage system or to gravel soakage pit as indicated on plan. 3. FALLS, LEVELS AND GRADING Grade all lawns and planting areas evenly, in the direction shown by arrows, or by using the spot levels provided. Ponding is unacceptable. Final surface levels to be verified on site. Refer Engineering drawings for levels on road surfaces, pits, gullies etc. Unless noted otherwise on plan, surrounding maximum grades should be 1:4 for planting beds, and 1:6 for turf areas. 4. PLANTING SELECTION Refer to plant schedule for plant selection and to plans for the locations of tree and associated planting. 4.1 Fertiliser to planting areas: Install Agriform 10gm Slow Release Tablets to all plants under 45Ltr at planting as per the Manufacturer's instructions. Install Agriform 21gm Slow Release Tablets to all plants over 45Ltr at planting as per Manufacturer's instructions. Use Dynamic Lifter or equivalent through topsoil as per manufacturer's recommendations. Apply a general organic fertiliser to all plants. Fertilisers containing phosphorous must not be used on Banksia, Grevillea, Hakea, Telopea, Hardenbergia, Proteas, Alyogyne and Phebalium species. 4.2 SH - Sun hardened It is the contractors responsibility to ensure all plants are sun hardened to the sites climatic conditions. 5. PLANTING AREAS (PA) a) Common Planting Areas. Cultivate to 150mm depth and place 300mm site topsoil, as specified. Place 100mm layer of site mulch or unscreened hoop pine bark mulch, as specified. Mound garden beds above adjacent hard surfaces to promote positive drainage and as directed on plan. b) General Planting into Common Planting Areas - 140mm to 25lt pot sizes. Mound up additional topsoil around the base of the plants to achieve minimum soil depths, as shown in the landscape detail drawings. The profile of mounding is to provide a smooth transition to the grades, as shown. c) Advanced & Super Advanced Stock Planting - 45It to 200It & Ex-ground stock. All stock is to be planted with imported topsoil, and with a specified minimum quantity of topsoil immediately surrounding the planting basin. Minimum quantity varies according to the size of the stock installed. Refer to Soil Schedule in specification for soil volume and installed dimensions. Provide drainage gravel layer and subsoil drainage where indicated on landscape plans. d) Street Trees - Street trees are to be planted into a minimum volume of amended site topsoil according to the size of stock installed, and mounded to the heights noted on plans. e) Podium Planting Areas - Podium planters are to be min 600mm of average for groundcovers and shrubs and 1000mm min depth for tree plantings. Refer to Typical Planter Profile detail. 6. REVEGETATION PLANTING AREAS Following weed management the following works are to occur: Cultivation Cultivate all of revegetation that do not occur within the drip line of existing vegetation to a minimum depth of 150mm. Mulch (a) Blanket mulch all areas indicated as revegetation with a minimum of 100mm mulch or as specified. (b) Mulch must be a minimum of 100mm unless specified and contain a combination of leaf, timber and bark unless otherwise specified. (c) Where blanket mulch is not specified use pre-fabricated jute-mat squares or approved equivalent or mulch rings around all tubstock as specified. (d) No soil laden tub grindings will be allowed to be used as mulch. (e) Soil laden tub grindings may only be used as an additive to site topsoil used in revegetation areas. (f) Planted slopes equal to or steeper than 1:6 must be fully mulched with a locking mulch such as unscreened hoop pine. 7. EQUITABLE ACCESS All pathways are to have maximum cross-falls of 1:40. Handrails and pathways to comply with AS1428.1. Tactile indicators to comply with 1428.4. 8. PAVEMENTS Pavements are to be non-slip to comply with BCA requirements and AS1428. 9. LAWN AREAS Cultivate existing subgrade to a depth of 150mm, place 100mm of topsoil as specified, and lay 25mm thick turf rolls as specified. Ensure flush to adjacent pathways. 9. EDGING Construct continuous mowing strips in locations shown on plans. Refer to detail for type and size. 10. FENCES AND RETAINING WALLS Refer to landscape plans for wall and fence types and dimensions. Refer to Engineer's details for construction. 11. STREET TREE PLANTING Place street trees to local authority policy and generally to the centre of lots to maximise distance from driveways, services and street lights. 12. NAT SPEC At the time of planting all trees must conform to guidelines outlined with ‘Specifying Trees - A Guide to Assessment of Tree Quality'(Author - Ross Clark) otherwise known as Nat Spec. Responsibility for planting only Nat Spec compliant trees will rest with the landscape contractor. Where Nat Spec quality trees can not be sourced, no other tree species is to substituted without referring the issue to the landscape architect. The landscape contractor is responsible for informing the landscape architect if a tree species is not available due to issues of non-Nat Spec compliance. 13. IRRIGATION CONDUITS UPVC capped conduits under pathways to be installed by Contractor. Conduits under roads and kerbs are also to be installed by Contractor. A1 ESTABLISHMENT PERIOD WORKS Period Commencement: The planting establishment period commences at the date of practical completion. Required period: Refer to Schedule Existing planting and grass Maintenance: Where existing grass or planting is within the landscape contract area, maintain it as for the corresponding classifications of new grass or planting. A1.1Scope of Works The WUC is outlined in detail on the Plans and Schedule of Works. If this work item does not appear on the Plans or Schedule of Works, please disregard the following section. A1.2Recurrent works General: Throughout the planting establishment period, carry out maintenance work including, watering, mowing, weeding, rubbish removal, fertilising, pest and disease control, reseeding, returfing, staking and tying, replanting, cultivating, pruning, hedge clipping, aerating, reinstatement of mulch, renovating, top dressing, and keeping the site neat and tidy. Turf to Foot Paths To be maintained and mowed as per the specification Fertilising Fertilise planting areas as required to achieve healthy growth and record in establishment log. Revegetation areas: Generally no fertilising, only if required use a Slow release fertiliser suitable for native plants. Mulch Maintain in a clean and tidy condition and reinstate mulch to required depth as specified in Schedules - Finishes. Keep away from tree trunks and the base of all plants. Allow to top up at the end of the Establishment Period. Pest and disease control Report all identified pest or disease to the Superintendent. Apply chemicals and follow manufacturer's instructions. Record in establishment log. Pruning of trees and shrubs Remove broken or dead branches, maintain natural habit of tree. Lightly prune all shrubs halfway through and at the end of the Establishment Period. Replacements Plants: Continue to replace failed, damaged or stolen plants. Replace all plants that are dying or have died during the establishment period. This is to be done progressively so that plant numbers match construction drawing numbers at the end of establishment period. List all replaced plants in establishment log. Topdressing When the turf is established, mow closely, remove cuttings and lightly top dress with sand. Rub the dressing well into the joints and correct any unevenness in the turf surface. Top dress all turf areas three quarters of the way through the Establishment Period. Fill and lift all hallows and depressions. Rake rocks, sticks and other debris from the top dress. Watering Water sufficiently to ensure healthy turf and plant growth. Maintain irrigation system where installed. All watering prior to PC being issued by the superintendent is at the contractors expense and cost to do so should be factored into preliminaries or planting rates. AFTER PC is given there is a provisional amount in the contract for 15 watering events (i.e watering of the entire softscape areas under contract that are not otherwise irrigated). | The purpose of this is to establish a rate for watering all softscape works under contract as one event. The 15 waters is a nominal guide to the amount of watering that may be required during the 12 week period. If we receive ample rainfall (30mm or more) during the 12 week period than watering would not be required for this week and hence all 15 waters may not then be claimed. Likewise, if the conditions are particularly hot and dry and additional watering is required than the contractor should notify the superintendent prior to using more than 15 waters. The contractor is to provide evidence of the number of watering events that takes place and on what day they are taking place. Watering on days immediately following large rain events is unlikely to be paid unless conditions require it but the contractor needs to discuss this with the superintendent rather than use all 15 waters unneccessarily. Plant health always remains the responsibility of the contractor and they should advise the superintenent for apporval of what watering requirements they think are necessary following Practical Completion (PC). It also puts the onus on the contractor to complete the works ready for PC shortly after planting works start. Weeding Remove all weed. Noxious weeds in revegetation areas are to be brushed and dabbed in lieu of spraying. Record in establishment log. Grassed areas Maintenance: Commence grass maintenance works at the completion of sowing, hydroseeding and turfing. Maintain healthy weed-free growth. Theft and Vandalism / Damage by others Report all damaged or missing landscape elements to the Superintendent. Record in establishment log. Log book Records: Keep a log book recording when and what maintenance work has been done and what materials, including toxic materials, have been used. Make the log book available for inspection on request. A1.3Completion Product warranty Certification: Submit the supplier's written statement certifying that plants are true to the required species and type, and are free from diseases, pests and weeds. Maintenance manual General: Submit recommendations for maintenance of plants. Cleaning Stakes and ties: Remove those no longer required at the end of the planting establishment period. Temporary fences: Remove temporary protective fences at the end of the planting establishment period. Watering It is anticipated that 15 waters will occur in the initial 12 week establishment period. Watering will occur over the whole site and will be sufficient to ensure satisfactory establishment of all plants. The timing of the 15 waters will be the contractor's responsibility. If adverse weather conditions require, additional watering will be considered. The contractor will be required to advise the landscape architect as to the reason for the additional watering and obtain approval for the additional watering prior to actual watering.
