Before, during and after construction, site drainage must direct all surface, subsurface and roof water away from
any construction and toward stormwater run-off areas. The site drainage should be checked before building to
ensure stable moisture conditions. Excessive moisture can reduce the strength of the soil. Moisture change can
cause shrink-swell movements of the soil. It is the owners or principal contractors’ responsibility to always ensure
stable moisture conditions around the structure. Guidance can be found in the CSIRO information sheet ‘Guide to
Homeowners on Foundation Maintenance and Footing Performance’ or the QBCC booklet ‘Guide to Preventing
Structural Damage to your Home’.


This report is based on site information as at the time of investigation only and does not consider any event,
whether by human intervention and/or by nature that occurs after this visit, which affects the results and findings
of this investigation and report. A borehole sample is a very small snapshot of the whole site volume and Soil
conditions can change rapidly over a very short distance, both vertically and horizontally, and with variations
caused by time, nature, and nearby developments. Results are therefore used as a guide in determining the
whole foundation conditions of the site. Before building, if the site conditions have changed and/or if after
excavation of the site footings, the soil profile is significantly different to that indicated on the attached bore logs,
or if the construction is situated in a different location as that marked on the site sketch or if any material change
has occurred to the site whether by human intervention and/or by nature, this report will become void. If the
report becomes void, this office is to be notified of such occurrence and it is a CSI recommendation that a new
investigation can be carried out prior to design/construction (further charges will apply).
