3. THE PROPOSAL
3.1. PROPOSED NATURE OF DEVELOPMENT
The development comprises a proposed private hospital, which will operate as a day hospital for patients to
receive surgical procedures and other consultations. An oncology ward will also be provided as part of the
development, which is relocated from the main Noosa Hospital. The proposed use will not involve the
provision of facilities for overnight stays. The proposal will also consist of health care service uses in an
ancillary manner to the primary function as a private hospital.
The proposal results in 2 distinct buildings on site reflecting these primary operations:
▪ A single storey infusion centre located towards the road boundary of the site; and
▪ A two storey day surgery located towards the rear boundary of the site.
Also included in these buildings are reception and waiting areas, administrative and staff amenities areas,
equipment and supply storage, recovery areas, waste storage and plant. Carparking will also be provided,
with a majority located under the rear building and with further open parking towards the northern site
boundary.
The overall outcome of the proposal results in an improved outcome for the development site that serves a
vital purpose to the community and eases pressure of the existing Noosa Hospital. The use of extensive
architectural treatment through variations in materials, colours, articulations and breaks in forms provides an
aesthetically pleasing visual outcome, reinforced through considerable landscaping along all boundaries.
The design of the development is also considerate to the adjoining dwellings, employing suitable setbacks
and design outcomes to ensure residential amenity and character remains unaffected.

3.2. PROPOSAL DETAILS
