Servicing A dedicated area for loading deliveries is provided for service vehicle
use. A dedicated ambulance area is also provided.
3.3. SPECIALIST INFORMATION IN SUPPORT OF PROPOSAL
The following specialist reports have been prepared for the proposed development. A summary of the
findings from each report is outlined in the below sub-sections.
3.3.1. Acoustics
A Noise Impact Assessment has been prepared by Acoustic Logic Consultancy Pty Ltd to investigate the
acoustic factors of the proposed development. The report identified and reviewed the following acoustic
aspects:
▪ Identification of a relevant noise emissions and traffic noise intrusion criteria; and
▪ Providing recommendations in relation to any adverse noise impacts and noise emissions.
From the report, the following recommendations were provided for the proposal:
▪ Glazing options outlined to be utilised to attain appropriate internal noise levels. External wall and floor
construction are assumed to be at appropriate acoustic ratings;
▪ Roof construction using concrete deemed acoustically sufficient, whereas metal roofs will require
acoustic treatments. Noise generated from mechanical plant to be addressed during design detail phase;
and
▪ Truck restrictions between 10pm and 7am are recommended in order for the loading area to remain
operational during these hours.

3.3.2. Civil & Stormwater
Civil and stormwater works have been addressed in a Site Services & Site Based Stormwater Management
Plan prepared by Mark Traucnieks Consulting Engineers Pty Ltd. This report addresses a number of general
civil services requirements, including stormwater drainage works and design, water quality management and
sediment and erosion control, with several plans prepared to reflect these works. The report finds that the
proposal is generally achievable subject to several requirements and recommendations:
▪ Proposed new external discharge to tidal waterway does not require internal detention, however an
ecological assessment on the outlet location is recommended. An operational works stormwater
connection is also required;
▪ Stormwater detention and treatment is required for internal stormwater. All gullies will be fitted with trash
baskets as required in the proposed system;
▪ The existing water main is required to be reused, with applications of reuse of piping hydrant and
domestic requirements to be done by a Unity Water certified consultant;
▪ An existing sewer main is located along the northern boundary is required to be protected. A Unity Water
certified consultant shall be used to apply for reuse of the sewer at the southwest corner of the site; and
▪ Sediment and erosion controls shall be carried out in accordance with the relevant plan.

Appendix F and the Civil Engineering Drawings in Appendix G.
3.3.3. Landscaping
A Landscape Concept Plan prepared by LAUD Ink has been prepared for the development. The plans
outline the following design detail:
