7.         CONCLUSION
Urbis Pty Ltd has been commissioned to prepare this development application for a Development Permit for
a Material Change of Use for a Hospital and Health Care Centre in the Mixed use and Specialised centre
zones.
The proposed development is located at 47 Goodchap Street, Tewantin, formally described as Lots 73 on
RP853383.
The proposed development provides an improved medical offering to Noosa, providing additional health and
medical services to treat the Noosa area. The proposed hospital complements the scale of development
along Goodchap Street, through considerate architectural design and extensive landscaping.
The development proposed as part of this application has been assessed against and can fulfil the
requirements of the Noosa Plan 2020. In this regard, it is noted that:
▪    The proposal is considerate of the surrounding development context by complementing and contributing
     to the existing medical uses, with no significant impact on residential uses;
▪    The proposed development has been demonstrated to comply with the relevant assessment benchmarks
     and strategic framework identified in the Planning Scheme;
▪    The proposed Hospital and Health Care Centre uses seeks to expand the medical service offering to
     cater for increased demand, and provides improved serviced, for the Noosa locality; and
▪    There are no adverse impacts on surrounding amenity or environment due to the proposed development
     as it extends existing healthcare uses and is appropriate for its context.
The proposal adheres to the overall intent and principles of the Planning Scheme. Based on the assessment
contained within this report, Noosa Shire Council are requested to favourably consider the proposal subject
to reasonable and relevant conditions.
