Material Change of Use – Outdoor Sport and Recreation (Temporary Use)
Flood Hazard:
Council notes that the proposed storage structure is
located within the mapped Flooding and Inundation
extent under the Flood Hazard Overlay.
The development is temporary in nature and does not
constitute a habitable building. As such, any residual
flood risk associated with its placement is considered
negligible and will be evaluated as part of the overall
assessment. The applicant has confirmed that:
• Seqwater’s management of dam levels will
result in Full Supply Level (FSL) being
significantly reduced for the duration of the
works, lowering flood exposure;
• The container will be anchored to prevent
movement during an unlikely major flood
event; and
• The structure will be watertight and will not
store chemicals or hazardous materials.
These measures are expected to sufficiently mitigate
flood-related risks and satisfy the performance intent
of the Flood Hazard Overlay Code.
Notwithstanding the temporary nature of the
development, building certification and approval are
required for the placement and anchoring of the
structure.
Please note that despite the development being of a
temporary nature, should development approval be
obtained Seqwater endeavours to obtain building
approval and certification.
