    •    The amenity of the residents is protected through the inclusion of screening and landscaping features;
    • The development will not impact upon the amenity of adjoining development, given that the
         proposed development adjoins business uses within the Business Centre Zone;
    •    The development contains sufficient space for on-site car parking;
    • The development includes setbacks, which are compliant with that of existing developments to the
         north and south of the subject site, which include setbacks of approximately 4.18 metres from the rear
         boundary; and,
    • The setback variations do not result in any impacts to any mapped ecological features.

Accordingly, the development satisfies the setback Assessment Benchmarks outlined within the Noosaville
Locality Code.

    4. Provide amended plans that have considered this and demonstrate compliance with the
             Noosaville Locality Code with respect to building design (particularly bulk), mix of materials,
             and considers the character of Noosaville and the local and surrounding streetscape.

RESPONSE
As demonstrated in the Amended Architectural Plans prepared by ICON Building Design (Attachment 1), the
development has been redesigned such that it presents a lightweight building design, which includes hip and
gable roof lines, timber cladding and variations in design. The revised design is reflective contemporary coastal
character of the surrounding area, will suitably integrate with the existing streetscape, and presents as a
considerable improvement where compared to the original design.

In addition to the variation to the architectural style, the redesign of the development has included design
variations between the two (2) building blocks, such that 30 and 32 The Cockleshell are not a mirror design.

As a result of the architectural re-design, the development complies with all assessment benchmarks of the
Noosaville Locality Code, specifically:

Probable Solution S21.1
Through the development utilising lightweight and textured external building materials.

Probable Solution S49.1
Through the development:
    • Not exceeding a maximum wall length of 15 metres, and each wall pane contains an element which
         includes visual interest, specifically windows;
    • Containing varied roof forms, with the use of hip and gable forms, which provide a point of difference
         between each building, it is noted that the units are stacked and do not present as individual units
         when viewed from the Cockleshell;
    •    Does not include upper level balconies, with ground level private open space provided for each unit;
    • Visually breaks up the design through the application of different window and roof treatements, which
         visually reduces the bulk of the building; and,
    • Utilises appropriate landscaping which is reflective of the proposed development and integrates with
         the streetscape.
