5. Provide amended plans that reduce the dominance and bulk of the fencing through innovative
design and include a step-in design (maximum 5 metre intervals). Refer Item 4 of this
information request.
RESPONSE
Please refer to the Amended Architectural Plans prepared by ICON Building Design (Attachment 1), which
demonstrates a varied fence design, such that no fence element contains a continuous section of more than 10
metres.
6. Provide information that provides details on practicalities of how the development will be
accessed, whether it be an access easement, or other arrangement.
RESPONSE
Upon Approval of this Development Application, a subsequent Reconfiguring a Lot application will be lodged to
establish an Access Easement over the driveway and central vehicle manoeuvring areas.
7. Provide a stormwater strategy/layout that caters for the stormwater runoffs from adjoining
properties and ensures no additional stormwater ponding or worsening of existing drainage
conditions to occur on these properties for all storm events up and including 1% AEP (1 in 100
year). This may require providing stormwater pipeline and/or defined overland secondary
flowpath within the development site to convey natural stormwater runoff from other
properties into an existing stormwater system.
RESPONSE
Please refer to the Engineering Response to Council’s Information Request (Attachment 3), as well as the
Amended Operational Works Plans prepared by 360 Civil Consulting Pty Ltd (Attachment 2), which responds to
Information Request Items 7 – 9. The specific response to Information Request Item 7 is detailed below:
‘Skyline Surveyors were able to provide additional survey, spot level information, on some areas of the
neighbouring sites. This information is attached for Council’s record. Please note that in some locations
access was not possible and Skyline obtained as best survey level information as possible. The survey
information indicates the following: -
• Lot CP BUP7701 appears to have a ridge through the middle of the site with the western portion of
the lot falling to the street and the eastern portion of the lot falling to the rear of the site. Possible
pond may occur in the north-eastern corner of the proposed development site. In order to alleviate
this possible ponding a side grated pit is proposed in the base level of the retaining wall which will be
connected to the development site’s internal drainage. This stormwater system is shown on amended
360 Civil Consulting Drawing No. 03 (Rev A).
• Lot 6 RP124554 has an internal stormwater pit and overland flow discharges to Thomas St via the
existing driveway.
• Lot CP BUP7283 is lower than the development site and the survey levels indicate it falls towards
Thomas St.
• Lot CP BUP6949 appears to be slightly lower than the development site and falls towards the street.
The north-eastern corner of Lot CP BUP6949 appears to be approximately at a similar level to the
development site and to address any possible ponding that may occur in this corner a side grated pit
is proposed in the base level of the retaining wall which will be connected to the development site’s
