Provision of landscaping between building and street within the front setback will provide
further screening of the lower level and the garage doors. Landscaping of varying heights
and density is provided on the boarders of the landscaping areas within the front setback
of the site. This multi-layered landscaping within provide an element of natural screening
the will obscure the ground level garages from being clearly visible within the street.

Elanda Street in its current context exhibits a number of examples where individual
dwellings have separate garages. In particular the site adjoining the subject site at 63
Elanda Street has both the garage door elements level with the street and clearly visible.
While visible the garage door elements are not considered to dominate the appearance
of the building and is the case with the proposal. The existing example also includes
elements of planting which help reduce the appearance of the ground level garage doors.
