8. Response to planning conditions
The Proposal is generally consistent with the intent and strategies identified in Noosa Planning Scheme
Policy 23— Telecommunication Towers. The following assessment uses the requirements of this policy as
a guide.
T ABLE 8.1 ASSESSMENT AGAINST N OOSA P LANNING SCHEME POLICY 23— TELECOMMUNICATION TOWERS

 Requirement Response
Council is unlikely to support proposals that would result in the following:
 a) Loss of vegetation on An approximately 300m2 area of trees would be removed for
steep slopes or construction of the proposal. This area is located on the upper
ridgelines; or slopes of the property, but this is not a steep slope, and it is set
down from the ridgeline. This would not result in a significant
change to the vegetation cover on this small ridgeline site, which
has been partially cleared for rural residential use.

 b) Visual scaring or the The proposal site is not visible from the any major roads.
degradation of views King Street is the main street in the township of Cooran. Views from
or vistas from the this location would not be adversely impacted and therefore not
major road network; ‘degraded’ or ‘visually scarred’.

 c) Loss of distinct The proposal site is located approximately two kilometres northeast

with the various there may be glimpses to the upper limits of the monopole from
towns, villages or rural some properties of the northern edge of Cooran and within some
areas of the Shire; or properties, roads and trails in the tablelands landscape, the
monopole would be a relatively minor visual element in a landscape
which includes transmission lines and other infrastructure. The
distinct character of this area would not be affected by the
                                 proposal.

 d) Alteration to key The landform of the proposal site would be slightly altered, with
landform and some minor earthworks surrounding the construction zone to install
landscape characters the monopole. This would, however, not result in a substantial
such that they become change in the landform and character of the rural residential site
dominated by the nor dominating the landscape character.

      zones. (s.3.2)
