Site Location
The location of the proposed development site is shown in Figure 1-1, with a total land
holdings area covering 3.35ha. The site is consistent with a rural residential land use type with
an orchard and some wooded vegetation cover over the site. The site is accessed by
Pavilion Street off the eastern and is bounded by private allotments to the north and west
and caravan park to the south. Cooroora Creek is located in the adjacent property to the
west.

Flood Overlay
The rear of the site is partially influenced by flooding from Cooroora Creek, which is located
to the west of the property. The inundation extent identified in the Flood Hazard Overlay is
highlighted in Figure 1-2.
