Development Application
1 INTRODUCTION
This Site Based Stormwater Management Plan (SBSMP) has been prepared by TFA Project Group on behalf of
Synergy Property Partners for the development of a new service station; consisting of paypoint building, a canopy
over fuel dispensing area and associated driveways, vehicle parking and landscape areas. The purpose of this
document is to verify that stormwater quality has been considered as part of this development in accordance with
Planning Scheme Policy 5 – Engineering Design Standards – Roads, Drainage and Earthworks. Noosa Council.
The SBSMP is part of the Development Approval process and addresses both the construction and operational
phases of the development. Table 1 below shows additional details of the proposed development. The proposed
site layout plan is shown in Appendix A.

Address 123 Eumundi Road (Cnr Walter Hay Drive) Noosaville QLD 4566
Property Description Lot 30 on SP170751
Area of Development 2448 m²
Stormwater Risk Classification High Risk (due to the storage and transfer on site of petroleum products
that have the potential to cause harm to the environment, if released).

2 SITE DESCRIPTION
The development site is bound by Eumundi Noosa Road to the North and West, a School (Lot 1 on SP 228052) to
the East, and by Eumundi Road and Walter Hay Drive to the West and South.
The site currently has a gravel hardstand cleared area at the centre of the lot. There are a few trees around the
North, West and South boundary areas which are maintained in the proposed development site layout plan. A
landscape plan will be prepared for the final form of the development site that will incorporate stormwater measures.
The proposed development takes up the majority of the Western side of Lot 30 on SP170751, as shown in the site
layout plan, leaving the remaining areas undeveloped. An easement at the North of the site will be created to
maintain the existing property access from Eumundi Noosa Road to the developed portion of the lot. This area is
not part of the proposed development site.
The Lot 30 on SP170751 is part of a reconfiguration application for two lots. With a total area of 5019 m2 it is
understood that the lot will be divided in lots of 2448 m2 (Lot 1) and 2571 m2 (Lot 2) with an easement access in
lot 2 in favour of lot 1. The proposed development will be located in Lot 1 with the residual lot (Lot 2) being a vacant
lot.
A geotechnical investigation will be completed to determine soil type and any specific treatment or management
requirements to mitigate erosion or pollution of the environment. This will be developed at the Operational Works
stage of the development. A location of the site is shown on Figure 1.
