Upon review of The Noosa Plan the following Overlays were identified on the site in relation to
ecological matters:

     Biodiversity Overlay; and
     Natural Hazard Overlay.

Biodiversity Overlay
The Biodiversity Overlay identifies watercourses and environmental areas for enhancement and
protecting. The site contains several layers within the overlay as follows:
   Streams and waterways – indicating the central waterway within the site;
   Watercourses and Drainage Lines – indicating the dam over flow channel;
   Riparian Buffer Area – indicates a 75 m buffer either side of the centreline of the central waterway;
    and
 Environmental Enhancement and Protection Areas – The enhancement area has mapped the
    central waterway corridor, a small area of the northern and eastern extents of the site and the
    protection area reflects the Category B remnant Regulated Vegetation.
Figure 8 below indicates the Biodiversity Overlay as it relates to the site. It is understood that the
outcomes of the Biodiversity Overlay are to protect the natural resources of Noosa Shire for scenic,
cultural, historical, educational, recreational, scientific, ecological, biodiversity, economic, social or
aesthetic value. Soil or landforms such as watercourses, drainage lines, foreshores, dunes and steep
slopes are to be conserves and ecosystem health and quality of water maintained. This Detailed
Ecological Assessment has been prepared in accordance with Planning Scheme Policy 18 –
Ecological Assessment Guidelines to meet the requirements of the Biodiversity Overlay. S5
