Enhancement area within the northern and eastern extents of the site appears to be an error in the
mapping or a pixilation in the map polygon. These areas were both slashed or grazed and the northern
mapped enhancement area incorporated the slashed front gardens and driveways of the dwellings.
The development has been consolidated within the northern portion of the site in order to minimise
vegetation clearing required and retain the remnant regional ecosystems and central waterway within
the site. The northern portion of the site contains grazed paddocks, a site dam, slashed lawn with
scattered canopy and a native woodland which are considered to have low ecological value.
In accordance with Performance Outcome 5, no infrastructure has been proposed within the riparian
buffer indicated on the Biodiversity Overlay Map.
The waterway within the site has been mapped within the Open Space Networks and Ecological
Linkages map as containing native vegetation within the central waterway of the site. Therefore in
order to meet the requirements of the Biodiversity Overlay Code rehabilitation of the central waterway
will be required and Council will likely require a Rehabilitation Plan for the waterway (refer to Figure
9 below).
The scenic amenity value of the site will be retained by the sensitive ecological layout which will retain
the significant ecological features of the site. Vegetation management measures must be implemented
prior to operational work commencing including clearly demarcating trees and erecting exclusion
fencing to protect trees to retain. Further, fauna friendly fencing is to be incorporated into proposed
perimeter fencing along the northern, eastern and western boundaries of the site.
