3.1 Key Considerations
An overview of the key considerations in relation to the proposed changes is provided below.
3.1.1 Building Height
A minor increase in the maximum building height is proposed from 7.82m to 7.98m (remains at 2
storeys). The increase is nominal and does not exceed the prescribed building height of 8 metres and
2 storeys.
3.1.2 Site Cover
The proposed development provides an overall site cover of 41.70%. While this slightly exceeds the
40% site cover prescribed by the planning scheme and the approved site cover of 39.8%, it includes
the outdoor rooms of each unit, which are generally open spaces and do not significantly contribute to
the overall building bulk.
3.1.3 Setbacks
The proposal provides the following setbacks –
• Front (east) – 6.27m wall to boundary (right unit), 6.5m garage to boundary (right unit), 6.03m OMP
to boundary, 6.67m garage to boundary (left unit), 7m wall to boundary
• Side (north) – 2m wall to boundary
• Side (south) – 1.97m wall to boundary
• Rear (west) – 6.32m wall to boundary (right unit), 6.06m OMP to boundary (right unit), 6.52m OMP
to boundary (left unit), 6.25m wall to boundary (left unit)
The approved setbacks under the existing approval are –
• Front (east) – 6.5m
• Side (north) – 1.5m to 2m
• Side (south) – 1.5m to 2m
• Rear (west) – 6m to 6.25m
The proposed setbacks are generally consistent with the approved development. No adverse privacy
or amenity impacts to the adjoining property are anticipated.
3.1.4 Landscaping
Landscaping is provided along the site frontage comprising of trees, shrubs, and groundcovers.
Additional planting, including shrubs and groundcovers, is incorporated within the area between the two
dwellings. Further landscaping is provided along the northern and southern boundaries and adjacent to
the pool area.
