Medicentre 2 Pty Ltd ATF Medicentre Properties No 2 Trust Environmental Noise Level Impact Assessment for Proposed Medical Centre, 45 Maple Street, Cooroy Page 12 of 20 CONCLUSIONS All existing structures on the subject site at 45 Maple Street, Cooroy will be removed to make way for the proposed medical centre, which will comprise: basement carpark; ground floor carparking, lobby and medical centre. The subject site is adjoined to the west on the opposite side of Maple Street, to the north and to the east by other medical associated facilities/commercial premises. The closest residential to the subject site are to the south and east. Potential noise sources associated with the proposed medical centre include: plant and equipment (mainly air-conditioning units); carpark activity; delivery vehicle; waste collection. The proposed hours of operation for the medical centre will be predominantly daytime, with some possibility of evening activity as well. To establish appropriate noise limits an un-attended noise logger was left on site from Wednesday 29 January to Tuesday 4 February 2020. The results of this ambient noise assessment would be representative of the current ambient noise levels at the residential properties adjoining the subject site to the south and east. For all of the different potential noise sources and their assumed location and separation distance to the closest residences to the east and south, noise level impact was calculated and compared to the noise limit criteria (Default Noise Standards and the Acoustic Quality Objectives for the daytime and evening). At the closest residence to the east all potential noise sources comply with the nominated noise limits, for the daytime and evening period, with no additional noise control measures in place. For the closest (and adjoining) residence to the south an acoustic barrier is required. This acoustic barrier must be located on top of the retaining wall, be 1.5 metres high (relative to the top of the retaining wall), continuous and gap free and have a minimum surface area density of 12.5 kg/m2. Refer to Figure 4 for the location of this acoustic barrier. Once the location and selection of air-conditioning plant (and any other plant and equipment) has been decided an acoustic consultant should re-calculate noise impact to ensure that the nominated noise limits are complied with. RECOMMENDATION It is recommended that, from an environmental noise perspective, the proposed medical centre at 45 Maple Street, Cooroy be approved, provided that the noise control measures detailed in this report are incorporated into this development.
