MATERIAL CHANGE OF USE AND OPERATIONAL WORKS TO ESTABLISH MULTIPLE HOUSING (2X TYPE 2 DUPLEXES)
AND RECONFIGURATION OF A LOT (ACCESS EASEMENT) 15
30 & 32 THE COCKLESHELL NOOSAVILLE
Although the development may result in some
impacts, to the flood storage capacity, it is
noted that the site and surrounding sites are
zone for futher residential development
(Attached Housing Zone). Accordingly, the
development will not considerably impact upon
existing and future development, which are
required to satisfy the flood immunity
requirements of the planning scheme.
Acid Sulphate Soils Overlay
An Acid Sulfate Soils Management Plan has not
been prepared in support of this development
application.
Despite this, the proposed development does
not include significant works that are likely to
activate acid sulfate soils, such that it cannot be
managed through an endorsed management
plan, with the development resulting in minor
excavation and fill in the order of approximately
0.6 metres over the entire site.
The extent of cut and fill can be appropriately
managed through the application of an Acid
Sulfate Soils Management Plan endorsed by
Council prior to Building Approval. Accordingly,
it is requested that Council condition the
requirement for an Acid Sulfate Soils
Management Plan to be endorsed by Council
prior to the issuing of a building works approval.
