Flood Depth and Hazard
The nature of the Noosa River and creek flooding on this site means that flood water velocities are close to
zero.
The low-lying areas of the site are inundated by flooding as frequent as the 39% flood which would be up to
0.23m in depth across the western portion of the site which is zoned as Open Space Conservation. The
proposed development includes building pad levels of 2.6mAHD placing it more than 0.3m above the 1%AEP
2100 Climate Change Flood Level.
The ground floor levels of any newly constructed residential dwelling would be at a minimum of 2.8mAHD (for
habitable parts of the building), at least 0.5m above the 1%AEP 2100 Climate Change Flood Level. The first
floor levels would therefore be a minimum of 4.9mAHD (assuming a minimum floor-to-ceiling height of a non-
habitable room such as a kitchen or laundry on the ground floor being 2.1m as per the Building Code of
Australia).
The analysis summarised in Table A-1 indicates that a PMF flood level is approximately 0.83m above the
building pad height, 0.63m above the minimum finished ground floor level and approximately 1.5m lower than
the minimum first floor level. The first floor therefore provides a refuge for events exceeding the 1%AEP
Climate Change Flood Level up to and including a PMF event.
