Dear Shane
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily
assess the proposal.
1. APPLICATION DETAILS
Application No. MCU26/0003
Proposal: Dwelling house and Secondary Dwelling
Street Address: 3 Grady Street, Kin Kin Qld 4571
Real Property Description: Lot 206 on K6575
Planning Scheme: Noosa Plan 2020 (26 September 2025)
2. INFORMATION REQUIRED
The information requested is set out below:
Issue – Driveway Crossover
The proposal plans detail an indicative proposed driveway crossover.
Council recognise that the verge profile is constrained but requires further detail of the
proposed driveway crossover and associated works to demonstrate compliance with PO8 of
the Low Density Housing Code and the relevant provisions of the Driveways and Parking
Code.
Information Required
1. Provide additional plans detailing the proposed driveway crossover and any associated
works. The plans must be prepared by a suitably qualified person (RPEQ) and include,
but not be limited to:
a. a driveway crossover that is generally compliant with Council’s standard drawing
RS-056 and any associated addendum;

b. any earthworks in the road reserve required to carry out the driveway works
(extents of cuts/fill, batter grades, depths, etc); and
c. details of the culvert (diameter, headwalls, stone pitching, etc).
2. Provide an assessment against the Driveways and Parking Code.
Issue - Earthworks
There is a considerable amount of earthworks proposed on site. The proposal plans indicate
that a series of cuts, fills and associated retaining walls will be required to facilitate the
development of the site.
The extent of the earthworks required to carry out the development, and their impact on
adjoining properties, is unclear.
An assessment against the Earthworks Code has not been provided.
Information Required
3. Provide an Earthworks Plan detailing the extent of earthworks and associated retaining
structures. The Earthworks Plan must be prepared by a suitably qualified person
(RPEQ) and include, but not be limited to:
a. The extent of earthworks (extent of cut/fill, levels, batter grades, etc); and
b. Details of any associated retaining structures (heights, levels, cross-sections, etc).
4. Provide an assessment against the Earthworks Code.
Issue – Stormwater Drainage
The proposal plan includes a significant increase in roof area and other impervious areas.
It is unclear how the proposed development avoids worsening the local drainage of adjoining
properties pursuant to AO21(c) and associated PO of the Low Density Housing Code.
Information Required
5. Provide additional detail demonstrating how surface runoff from roofed and other
impervious areas will be managed to avoid impacting on the local drainage of adjoining
properties. The additional detail must be prepared by a suitably qualified person
(RPEQ).
Item – Setbacks
The setback of 3 metres for the proposed shed and carport to Grady Street is not supported.
This reduced setback does not preserve the visual amenity of the adjoining and nearby
properties.
Information Required
6. A 6-metre setback is required to preserve existing vegetation that will buffer the
development and help protect natural character.
Item – Boundaries
The site property boundary to the north is required to be fenced or landscaped to identify
private and public land, specifically where the site adjoins the Kin Kin Tennis Club to the north.
Information Required
7. Provide details of how this property boundary will be clearly identifiable with public and
private spaces clearly defined.

Item - Access
It appears that to achieve access from Grady Street will require profiling to manage the site
levels that are between 66m AHD to 70m AHD along the southern (rear) boundary.
Information Required
8. Provide details of the proposed cut and fill required to achieve the proposed crossover
and driveway from Grady Street.
Item - Landscaping
The proposal generally indicates that the development can achieve a minimum of 20% of the
site as landscaped area (in accordance with PO6 of the Low Density Housing Code), however
insufficient information has been provided to demonstrate how soft landscaping will be
provided and maintained.
Information Required
9. Provide a Concept Landscape Plan in accordance with the Landscaping Planning
Scheme Policy (PSP2) , and that demonstrates the following:
c. Minimum 20% of soft landscaping is provided within the site, including garden
areas and screening to surrounding land uses; and
d. Landscaping is compatible with the scale and design of the relevant architectural
era.
3. DUE DATE FOR RESPONSE TO INFORMATION REQUEST
