b. any earthworks in the road reserve required to carry out the driveway works
(extents of cuts/fill, batter grades, depths, etc); and
c. details of the culvert (diameter, headwalls, stone pitching, etc).
2. Provide an assessment against the Driveways and Parking Code.
Issue - Earthworks
There is a considerable amount of earthworks proposed on site. The proposal plans indicate
that a series of cuts, fills and associated retaining walls will be required to facilitate the
development of the site.
The extent of the earthworks required to carry out the development, and their impact on
adjoining properties, is unclear.
An assessment against the Earthworks Code has not been provided.
Information Required
3. Provide an Earthworks Plan detailing the extent of earthworks and associated retaining
structures. The Earthworks Plan must be prepared by a suitably qualified person
(RPEQ) and include, but not be limited to:
a. The extent of earthworks (extent of cut/fill, levels, batter grades, etc); and
b. Details of any associated retaining structures (heights, levels, cross-sections, etc).
4. Provide an assessment against the Earthworks Code.
Issue – Stormwater Drainage
The proposal plan includes a significant increase in roof area and other impervious areas.
It is unclear how the proposed development avoids worsening the local drainage of adjoining
properties pursuant to AO21(c) and associated PO of the Low Density Housing Code.
Information Required
5. Provide additional detail demonstrating how surface runoff from roofed and other
impervious areas will be managed to avoid impacting on the local drainage of adjoining
properties. The additional detail must be prepared by a suitably qualified person
(RPEQ).
Item – Setbacks
The setback of 3 metres for the proposed shed and carport to Grady Street is not supported.
This reduced setback does not preserve the visual amenity of the adjoining and nearby
properties.
Information Required
6. A 6-metre setback is required to preserve existing vegetation that will buffer the
development and help protect natural character.
Item – Boundaries
The site property boundary to the north is required to be fenced or landscaped to identify
private and public land, specifically where the site adjoins the Kin Kin Tennis Club to the north.
Information Required
7. Provide details of how this property boundary will be clearly identifiable with public and
private spaces clearly defined.
