The site currently hosts a stormwater easement for a 525 diameter pipe which traverses from
Garnet Street to Wimmer’s Lane at the rear. It is proposed to upgrade this pipe to 750
diameter and reroute it around the proposed building, to the vicinity of the existing sewer line
through the property and back to the existing manhole in Wimmer’s Lane. It is anticipated
that this will require 2 sag gullies in Garnet Street to accommodate the capture of surface
stormwater flow from a Q100 event. Calculations are shown in Appendix G.

                     a. Stormwater Quality Management

     State Planning Policy
The State Planning Policy April 2016 applies for stormwater quality management and
management of new or expanded non-tidal artificial waterways applies to development that is
outlined below in Table 5.1.
