SITE LOCATION
The Site is located at 20 Trading Post Road, Cooroy,
Queensland and is described as Lot 101 on SP287641. The
site lies within the boundary of the Noosa shire Council local
government area. The total area of the Site is approximately
.58 hectares (ha) and access to property is from the
development’s main access gate on Trading Post Road,
which is located to the south of the site. A satellite image
showing the location of the Site is presented in Figure B and
displayed in Figure A is a street map showing the location
of the Site.
Figures A and B identify the location of the subject site.
Figure B also depicts the subject site in its current state.
LAND USE AND SURROUNDS
An existing residence and auxiliary structures currently
occupy the eastern part of the site, and medium density
vegetation exists throughout the site. All structures and FIGURE A (GOOGLE MAPS) FIGURE B (NEARMAP)
vegetation are to be removed from the site as part of the
proposed development.
An easement exists along the eastern boundary within the
site.
According to the Noosa Plan (2006), the site falls with Rural
zoning. The site is bound to the south and west by earlier
stages (some parts still under construction) of the Palm
Lakes Resort, to the north by a rural residential lot, and to
the east by another residential development.
TOPOGRAPHY AND DRAINAGE
The site falls from a height approximately 102.8 m AHD on
the western boundary to approximately 97.2 m AHD at the 1 2
northeastern corner of the site.
Currently, stormwater drains via overland sheet flow across A. SITE LOCATION
the northern property boundary. B. AERIAL VIEW OF SITE

DEVELOPMENT OUTLINE
The proposed development involves the construction and landscaping of an additional 10 (ten) independent living dwellings to the existing
Palm Lake Resort (resulting in a dwelling total of 230), with an internal road network linking to the adjacent stages. The site will also contain a
bioretention basin and stormwater easement. Outlined below is the methodology and rationale for the landscape design depicted on the following
pages. Access to the site is via the Palm Lake Resort main entrance on Trading Post Road. The proposed development layout is shown on the 214 213 211 210 209 208 207 199 198 197 196 195 194 193 192 191 190 189 188

species including ground and middle storey (shrub/feature) plantings, and embellished with informal shade tree planting where space allows.
These plantings will create aesthetic interest, focal points, soften hardscapes, and increase usability within the private open space areas. Where
possible, dwelling footprints will be positioned to take advantage the northern aspect.
PLANTING
The species used within the landscape design are derived from both exotic and local native species present within the Noosa Shire area. Use of
these species will also create a valuable aesthetic appeal, unique to the region. Local native species play an important role in identifying with a
locality and therefore achieving a ‘sense of place’.
A landscape precinct plan, and landscape concept masterplan, along with sections, and planting palettes on the following pages, provide a
graphical representation of the proposed landscape intent and support the above design rationale.

Suitable planting species for WSUD and Private Open Space are listed below. These are subject to Detailed Landscape Plan
approval for final planting palettes, densities, and locations. Although a large variety of species are provided in the palettes
below, it is the intent of this plan to select a only few key species to form a simple yet strong landscape theme for the site.
