Ecological and Bushfire Assessment Report
Lot 71 on MCH 2854, Castaways Beach
Definitions Site Specific Assessment
e) vegetation in a riparian zone. e) Vegetation in the north of the Site adjacent to Burgess Creek
would satisfy this criteria.
Based on the above analysis it is considered that classification of the entire Site as being a Riparian Buffer
Area is not justified. Rather the Riparian Buffer Area classification should only apply to that part of the Site
that is located within 50m of the high bank of Burgess Creek.
Based on the above analysis and refinement of the Biodiversity Overlay classifications for the Site, Appendix
E provides a detailed compliance assessment of the proposed plan of development against applicable Specific
Outcomes of the Biodiversity Overlay Code.
As detailed in Appendix D the proposed plan of development for the Site is consistent with the Specific
Outcomes of the Noosa Plan either by way of:
> compliance with nominated Probable Solutions; or
> Alternative Solutions that would achieve the Specific Outcome.
As such the proposed plan of development for the Site complies with the Biodiversity Overlay Code.
5.3.2 Natural Hazards (Bushfire) Overlay Classifications
With reference to extracts from the Noosa Plan Natural Hazards (Bushfire) Overlay mapping presented in
Table 5-6:
> the north-western sector of the Site is classified as being within the 100m wide Potential Impact Buffer to
areas of bushfire prone vegetation located to the west of David Low Way; and
> the narrow band of coastal dune vegetation to the north, east and south of the Site is not classified as a
Medium to Very High Potential Bushfire Intensity area.

Legend
The proposed plan of development will result in the creation of four (4) additional residential dwellings on the
Site which will have some exposure to potential adverse effects associated with bushfire occurring within
adjacent areas of bushfire prone vegetation (e.g. smoke and ember attack). The level of risk of harm that
future residents and their properties would be exposed to is:
