Noosa Civic Expansion
Bushfire Assessment Report

5 Compliance Assessments
5.1 Noosa Plan Natural Hazards Overlay Code
As illustrated in the extract from the Noosaville Natural Hazard: Bushfire & Acid Sulfate Soils Overlay (Map
OM9.4), presented in Table 5-1 below, parts of the Noosa Civic site and adjoining land are classified as a
Medium Bushfire Hazard Area; although this mapping is conservative in that it preceded the development of
the existing Noosa Civic centre and associated roads.

 Extract Legend

                                                                        Indicative location and extents of:

                                                                                  The existing Noosa Civic
                                                                                   development

                                                                                  The proposed Noosa Civic
                                                                                   expansion

The location and extent of area classified a Medium Bushfire Hazard Area on Map OM8.4 is generally
consistent with the findings of the Bushfire Hazard Assessment detailed in Section 3 herein.
The Noosa Plan specifies that any development application lodged over land within an area identified as a
Bushfire Hazard Area on Overlay Maps OM1.4—OM9.4 should be supported by:

> a site specific assessment of bushfire risk prepared in accordance with Appendix 3 of the SPP 1/03
  Guideline; and
> a Bushfire Management Plan prepared in accordance with Appendix 8 of the SPP 1/03 Guideline.
The required bushfire hazard (risk) assessment and details concerning proposed bushfire hazard management
strategies are provided in Section 3 and Section 4 herein.
Based on the previously presented information, an assessment of the levels of compliance that the proposed
Noosa Civic expansion achieves with the requirements of the Noosa Plan Natural Hazards Overlay Code is
presented in Table 5-2.
