Appendix C - Ecological Assessment Report
1.0 INTRODUCTION 1.1 PURPOSE This Ecological Assessment Report has been prepared for Lot 83 on MCH3546 located at 157 Lawnville Road, Black Mountain (referred to herein as ‘the site’). The applicants are seeking an approval for a Development Permit for Material Change of Use to establish short term accommodation in the form of four new cabins to be built on the premises. The cabins are all proposed in existing cleared areas that are characterised by mown grass. The proposed Plan of Development has been provided as Appendix A. This concise Ecological Report has been prepared in lieu of a detailed Ecological Assessment Report as no vegetation clearing is proposed to facilitate the development and no new clearing exemptions will be introduced as a result of approval of the development. 1.2 ASSESSMENT AREA The site is located within a semi-vegetated rural area and covers approximately 4.19ha. The site is currently improved with a dwelling house, sheds and other associated infrastructure in the western site extent. The left branch of Six Mile Creek traverses through the centre of the site. The site is characterised by generally cleared areas supporting pasture grass, with narrow bands of vegetation flanking the creek and along the external site boundaries. Semi-vegetated rural allotments dominate the landscape surrounding the site. Plate 1 depicts the existing site conditions.
