Key Findings
COVID-19 and subsequent border closures and lockdowns had a profound impact on visitation to Noosa and
SEQ, as well as Queensland and Australia more broadly. However, overnight visitation to Noosa has recovered
faster than in SEQ with the March quarter 2022 seeing record numbers of visitor nights stayed in Noosa.
While Noosa records higher levels of visitor nights in paid accommodation than SEQ (approximately two-thirds
in Noosa compared to just over half in SEQ), rented houses, units and apartments have historically represented
a smaller share of overall nights stayed in paid accommodation. Noosa averaged around 36.4% of nights in paid
accommodation between September 2012 and March 2020 compared to 47.1% in SEQ.
This has changed since the March quarter 2020, with Noosa recording record high number of nights stayed in
rented houses, units and apartments in the December quarter 2021 and March quarter 2022, lifting the share of
paid accommodation for this market to 55%-60%. SEQ on the other hand has seen the share of nights stayed
in rented houses, units and apartments to total paid accommodation fall to 20%-30%, with only the June quarter
2022 seeing this share rise above 40% since COVID-19.
