NOOSA SHORT STAY ACCOMMODATION ECONOMIC & SOCIAL ASSESSMENT
2.3 PROPERTY MARKET DATA
Property market (sales and rent) data presented in this section are presented as quarterly data but they
represent activity over the 12 months to the quarter. For example, March quarter 2022 data represent annualised
activity from beginning April 2021 to end March 2022. The preceding quarter presented in the series, December
quarter 2021, represent annualised activity from beginning January 2021 to end December 2021.
Caution should thereby be taken in interpreting this time series data, as data is presented over rolling periods
of activity and quarterly change will be influenced by the net difference in activity between the quarter that drops
off the annualised period and activity in the quarter that is added.
2.3.1 Residential Dwelling Sales Activity
Quarterly YE data of sales volumes in Noosa (Figure 2.8) show that the dwelling sales market had cooled in 2019
and early 2020. However, activity jumped from late 2020 through the COVID-19 period, peaking at around 2,800
sales in YE June 2021 (approximately 300 dwelling sales higher than the previous peak in YE September 2017).
Both attached and detached dwellings saw rapid growth in sales volumes during this period.

The trend in changes in Noosa’s dwelling sales volumes has been similar to SEQ since 2012 (Figure 2.9). This has
continued post-COVID-19, with both Noosa and SEQ experiencing significant growth in sales from YE March 2020
to YE June 2021.
Additional detail regarding sales volumes across each property type (attached dwellings, detached dwellings and
new house and land) compared to SEQ is provided in Appendix A, showing how each sub-market in Noosa has
performed relatively consistently with SEQ.
