GENERAL COMMITTEE MEETING AGENDA 16 JANUARY 2017

2.2. Site Description
The subject land comprises two parcels being described as Lot 3 on T16319 (Lot 3) and Lot 10 on
SP273411 (Lot 10) and has a combined area of about 6,685m². The subject land fronts Memorial
Avenue to the west, Poinciana Avenue to the north, Pelican Street to the east and Doonella Street
to the south, which includes the entire block (refer Figure 3).

Figure 3 – Aerial Photograph

The land is currently occupied by a number of buildings and structures, the majority of which are
associated with the use of the Tewantin Noosa RSL. This includes the building over Lot 3, which
was part of the site originally used by the RSL and fronts Poinciana Avenue and Memorial Avenue.
The main area of the RSL building now fronts Poinciana Avenue, Memorial Avenue and Doonella
Streets, being located primarily over the south western portion of Lot 10. It is noted that Lot 10 now
forms the remainder of the block encompassing Poinciana Avenue, Pelican Street, Memorial
Avenue and Doonella Street. This land includes the buildings facing Poinciana Avenue (refer
Figure 3), which includes the CWA, Post Office and Noosa Building Certifiers.
The land falls generally from north to the south east corner and contains some sporadic vegetation,
which is located predominantly along the site boundaries of Doonella Street and Pelican Street.
Some mature vegetation exists to the immediate north of the existing RSL development, within the
site. The site does not contain any mapped regulated vegetation.
A number of sewers currently traverse the site, which are to be relocated to facilitate the proposed
development, this being a matter for Unitywater.
2.3. Surrounding Land Uses
Opposite the site to the east in Pelican Street is the Noosa Council Chambers, a dwelling and
another small commercial building, currently occupied by a sub-branch of the RSL. The land to the
west in Memorial Avenue forms part of the local centre for the Tewantin Business Centre. The land
to the north and on the opposite side of Poinciana Avenue is open space parkland, which extends
to the Noosa River. The land to the south in Doonella Street is improved by a number of older
dwellings.
