removing existing residential structures and landscaping that are currently located within that
buffer area.
b) retaining aquatic and terrestrial habitat in riparian zones – with existing native vegetation, aquatic
and terrestrial habitats being retained and enhanced within the proposed 50m wide riparian buffer
zone.
c) maintaining wildlife corridors along watercourses and drainage lines for native fauna movement –
there will be no structures, fencing or other barriers established within the proposed riparian buffer
area that would interfere with the movement of native fauna.
d) avoiding edge effects and incompatible uses in riparian zones – the proposed riparian buffer will
not introduce edge effects or incompatible uses to the Burgess Creek riparian zone and in that
respect it is noted that:
- the Site has been used for residential purposes for a period of approximately 30 years;
and
- the outdoor recreational area associated with one of the existing dwellings on the Site is
located less than 50m from the top bank of Burgess Creek.
e) maintaining bank stability by minimising bank erosion and slumping – the proposed vegetated
riparian buffer to Burgess Creek will be sufficient to maintain the stability to the banks of this low
energy coastal waterway.
f) maintaining water quality by filtering sediments, nutrients and other pollutants – the proposed
development does not rely on the riparian buffer areas for the filtering of sediments, nutrients and
other pollutants. It is also relevant to note that Burgess Creek receives outflows of treated effluent
from the Noosa wastewater treatment plant and as such is not a pristine waterway.
g) removing undesirable plant species and replacing them with vegetation of local origin – the 50m
wide riparian buffer area will be the subject of:
- a comprehensive program of rehabilitation works that will involve the removal of existing
infestations of non-native plant species and their replacement with native plant species;
and
- a statutory Environmental Covenant that will require existing and future land owners to
appropriately manage weed species and indigenous vegetation within the riparian buffer
area, as detailed in Vegetation Management Plan – Operational Phase - Plan Ref

UXO
The site is located in an area with substantial potential for UXO. The development will increase the
amount of people living in a UXO area. UXO assessment and UXO rehabilitation can lead to clearing
protected vegetation.
Information Required
5. Provide further information regarding the UXO clearances required and the amount of
vegetation clearing necessary to render the site safe.
UXO clearances will be undertaken prior to the commencement of civil engineering works and will involve
vegetation clearance. The nature of vegetation clearance works required across the Site will vary depending
the nature of the approved uses for different sectors of the Site.
Within those parts of the Site approved to be developed for residential purposes (i.e. building envelopes,
access driveways and service corridors) the majority of existing vegetation will require removal to enable
detailed UXO inspections to be completed using ground penetrating equipment capable of detecting the
