area competitive facilities are located further afield at Tewantin and Noosaville, over 15
kilometres away, and at service centres along the Bruce Highway. These two major
centres would remain the key nodes for fast food and takeaway premises after the
development of the proposal. The development of the proposal is unlikely to have any
discernable impact on the function of these centres.

3.6.3 Amelioration of Impacts and Implications
Post-2017 growth in the residential catchment population will assist in the amelioration of
impacts to the town centre and existing Supa IGA in Cooroy. Between the proposed
centre’s first and fifth full years of trading (2017-2021), available retail spending by
residents should increase by $4.6 million. This increase in available spending should
enable any Cooroy Town Centre specialty retailers affected by the proposed development
to recoup all or most of any impacts attributable to the proposed development within a few
years. Only the direct impacts upon the Supa IGA sister store may take somewhat longer
to recoup.
The trade area population, growth prospects and the current Supa IGA store performance
suggest the market served is big enough for both the existing IGA and the proposed small
supermarket and fast-food restaurant to trade successfully.
