Cooroy has two petrol stations:
BP is located at 28 Elm Street across the railway from the main central business
area. The location is just over 1 kilometre from the subject site. The station has 5
pumps and has limited amenity and food retail offer with no hot take away food
and limited convenience retailing.
The Reliance Service Station located at 2 Diamond Street is within approximately
200 metres of the BP. It provides four pumps and limited retail and food offer.
The nearest service station north of Cooroy along the Bruce Highway is Matilda Fuels at
Kybong. It is located on the northbound side of the highway about 29 kilometres distance.
The nearest south bound service station on the Bruce Highway is the BP at Forest Glen,
some 31 kilometers away and offers only a limited variety of convenience food retailing.
The nearest south bound service centre offering fast food retailers is the Shell Service
Centre at Coachin Creek approximately 60 kilometres away.
4.2 Demand Analysis
The intended role of the proposed service station is primarily as a highway based facility,
with accompanying fast food restaurant, convenience supermarket, car wash and tourist
accommodation.
A service station, given its nature, draws significant external expenditure, particularly if
located on a major arterial road or highway. Given the location of the proposed service
station on the southbound side of the Bruce Highway, near the future Cooroy Southern
Interchange, an above average propensity for fuelling by vehicles from outside the retail
trade area is expected.
4.2.1 Traffic Counts
The 2012 Traffic Census conducted by the department of Transport and Main Roads
(DTMR) recorded an average annual daily traffic (AADT) of:
8,034 vehicles on Myall Road (Cooroy Connection Road) with 9.2% of these heavy
vehicles; and
