“Adamson Town Planning, specialising in providing higher order town planning advice”
▪ is consistent with the predominant character of the surrounding area,
maintaining the visual continuity and pattern of buildings and landscape
elements within the street when having regard to the “Parkridge Noosa”
development to the south; and
▪ will protect the natural character and avoid adverse impacts on ecologically
important areas such as the beach, Noosa River, national parks, and other
parklands;
• PO14 – the proposed development:
o incorporates a high standard of architectural and landscaping design and creates
attractive and functional buildings, streets, and places;
o the built form addresses and enhances the streetscape by incorporating
articulation and individual design elements that add visual interest to the
development;
o has a form and architectural scale that does not dominate the streetscape or the
surrounding properties presenting as two storey to Resort Drive;
o does not detract from the visual amenity of nearby properties such as the impact
on views, access to sunlight or overlooking;
o takes the form of small separate buildings, rather than large single bulky
development as it steps up the site;
o sits within a landscaped setting; and
o visually screens site utilities or integrates them with the design of the development;
• PO16 – onsite carparking:
o does not detract from the streetscape;
o is generally screened from the street, does not visually dominate the streetscape and
is broken and placed strategically around and integrated within the site;
o the main carpark area is accessed via a single ingress and egress point, with other
overflow parking areas that have separate access points to Resort Drive to the east and
south;
• PO17 – the proposed development does not provide for any basements, and makes use
of the existing parking areas and otherwise parking is integrated within the site;
• PO18 – there is an existing open metal fencing that is fauna friendly round the perimeter
of the site which is to be maintained;
• PO20 – the roof forms:
o contribute positively to the local skyline;
o complement the character of the locality and the topography of the site with the
development being strategically placed in separate building blocks stepping up
the site;
o are not comprised of box profiles or parapets; and
o do not create opportunities for overlooking the private open space or internal
spaces of neighbourhood properties;
• PO21 – the proposed development ensures that the design of the development and
operation of uses;
o provide a high level of amenity to users of the subject site; and
o will not unreasonably impact on the amenity enjoyed by users of nearby premises
(no adjoining), including privacy and access to sunlight.
• PO22 – the development, including mechanical plant, vehicle manoeuvring, commercial
kitchens, and communal outdoor recreation uses will not have an adverse effect on the
