             k) the proposed landscaping and hardscape will protect the integrity of steep slopes and
                unstable landforms, with the subject land being comprised primarily of sand (OO(k));
             l) the proposed landscaping incorporates sound water management with onsite detention
                and the efficient infiltration of stormwater and assists with microclimate management and
                energy conservation with the use of onsite detention, drip irrigation systems and best
                practice WSUD as directed by the consultant engineer (OO(l));
             m) some of the species to be planted will attract wildlife being compatible with the use
                (OO(m)); and
             n) the landscaped open space has been specifically designed to accommodate the outdoor
                recreation needs of visitors to the Resort Complex (OO(n)).

         The proposed development incorporates landscapes that are consistent with and protect and
         enhance the amenity and distinct vegetated character of Noosa Shire. Further, creates quality
         places and open space for quests at the Resort Complex consistent with the purpose of the
         Landscaping Code. If there is any inconsistency the proposed development can be conditioned to
         meet the assessment benchmarks.

         Waste Management Code

         The Engineering Report provided in Appendix D has considered the service area for the
         manoeuvrability of waste management vehicles attending the site. Further, has also considered
         the performance outcomes under the Waste Management Code (refer Table 4 in Appendix E).

         The overall outcomes under the Waste Management Code are addressed below:
            a) the development will be operated in accordance with a Waste Management Plan that will
                provide opportunities to minimise waste generation and increase reuse and recycling
                (OO(a));
            b) the storage, disposal and management of waste will be conducted in a safe and
                ecologically sustainable manner without environmental nuisance (OO(b));
            c) the onsite storage of waste will not create environmental nuisance or adverse visual
                impacts to adjoining properties during the construction or operational phase of
                development (OO(c));
            d) Council and other licensed trade waste services are able to conveniently collect and
                dispose of waste generated by the development (OO(d)); and
            e) the removal of waste generated by the demolition or removal of existing infrastructure will
                be undertaken safely and without causing impacts on infrastructure or the local
                environment in accordance with an approved Waste Management Plan (OO(e)).

         The proposed development will meet the purpose of the Waste Management Code by providing
         for the sustainable management of waste in a manner which is environmentally acceptable, safe,
         and efficient, in accordance with an approved Waste Management Plan. The proposed
         development is able to be conditioned to meet the assessment benchmarks of the Waste
         Management Code.
