• Increase profile of destination: A new luxury hotel will help to increase the profile of the
destination through marketing and news events. This project will represent the largest
private sector investment in tourism in Noosa for a decade and as such it will raise the profile
of the destination for investment.
• Increase in high spending visitors: The Noosa Springs Boutique Hotel will be a luxury, full
service hotel, which will allow the hotel to bring in additional high yield visitors. As a tourism
product, the project represents a significant increase in the capacity of Noosa to
accommodate these high spending visitors. As highlighted in Section 3, increasing high
yield/high spending visitors is a key strategic goal for Tourism Noosa and without luxury
product, this goal will be difficult to achieve.
• Increase business confidence: The Noosa Springs Boutique Hotel represents an investment
of $41.2 million. With such a significant investment, the project will boost local business
confidence and potentially act as a catalyst for further investment into tourism infrastructure
and product in Noosa.17
The proposed development will provide for high quality visitor accommodation in a location that
can be integrated with other facilities and infrastructure provided with the Noosa Springs Golf
and Spa Resort. The situation is unique in that the other infrastructure has already been provided
for the Resort Complex, with the “Boutique Hotel” providing for luxury accommodation and goes
some way of addressing the chronic shortage of this type of accommodation, which will provide
significant community benefit in the Noosa Heads locality. There is a real opportunity to provide
purpose built visitor accommodation that is integrated with the existing facilities, including an 18
hole championship golf course.
The site is located within the Noosa Heads locality, providing ready access to Hastings Street, the
pristine Main Beach and the many cafes, and restaurants. The site is about a 30 minute drive from
the Sunshine Coast Airport, which includes a new runway recently completed that will provide
ease of access for international tourists. Further, provides patrons with other opportunities in
terms of high quality visitor accommodation being integrated with the other facilities in the one
location. The proposed development responds to a strong community need and provides for
convenience, accessibility, additional choice for a range of high quality visitor accommodation
and other guest facilities in the one location, while maintaining a high level of residential amenity.
The proposed development has been designed to step up the existing slope, with five buildings
being compartmentalised around the lagoon pool while maintaining a building height that is
below the tree line. The proposed development will not have a significant impact upon the visual,
scenic and landscape amenity of the locality. Further, the proposed development has been
designed so the visitor accommodation is located outside the modelled 2.5 odour contour given
the proximity to the Noosa WWTP to the northeast. The odour expert has advised the expected
level of risk from the visitor accommodation being affected by odour during certain
meteorological conditions is approximately 3% of the time.
