3.0 WASTE GENERATION, STORAGE AND COLLECTION
The proposed development is located in the Low Impact Industrial zone in Noosaville. Table
1 provides a summary of the proposed tenancies and expected gross floor areas (GFA).
Table 1 - Tenancy Composition
Number of Total GFA (Total
Stage Number Usage
Tenancies ground area)
1 11 1797 m²
2 11 2157 m²
3 9 1124 m² Low impact
4 14 2541 m² industrial
5 10 1375 m²
Total 55 8994 m²
3.1 Indicative Waste Generation and Minimum Service Level
The Noosa Council PSP provides no indicative waste generation rates or minimum service
levels for Low Impact Industries. For the purpose of this report waste generation rates have
been taken from Appendix 1 in SC6.10 where an average of the uses applicable to this site
have been used. Based on this, the recycling rate has been determined to be 0.043 kg/m2/day
and the general rate as 0.036 kg/m2/day.
Based on the proposed floor area for each of the fifty-four (54) tenancies, it is expected that
waste will not be generated in significant quantities or be of hazardous nature. Therefore, for
the purposes of this evaluation, the tenancies are being treated as the other uses category in
Table SC6.10.5.1 with the Minimum Service Level to be determined as part of this proposal.
The resultant requirement for waste and recycling storage is 10900 L/week and 15120 L/week
respectively, assuming business operations over a standard 5-day week. This equates to 195
L/week of general waste and 270 L/week of recycling per unit. Adopting a standard 2m3 bin
(2000mm long, 900mm high and 900mm wide), this equates to 6 (six) 2 cubic litre general
waste storage bins as well as 5 (five) 2 cubic litre recycle bins. The combined 11 storage bins
are comfortably accommodated in the bin storage area proposed as shown on the site layout
plan (Figure 1).
Should any future tenant generate waste other than commercial waste, these tenants would
be required to manage, store and adequately dispose of such waste using specialist waste
service providers. Such waste streams include hard waste, waste metal storage, bailing of
paper/cardboard, paints and chemicals, medical wastes etc.
