2.2 Local context The NBC is the most significant shopping centre and employment cluster within Noosa
Shire, and is located within Noosaville, which extends from the Noosa River foreshore to
Lake Weyba, and from Ross Island westward to Cranks Creek.
Noosaville is one of the largest suburbs in Noosa Shire, and along with a substantial
residential population it is a focus for regional economic activity including shopping,
business services, health facilities (anchored by Noosa Hospital), and other industrial and
commercial activities. The surrounding area provides approximately 4,600 jobs (as at
2021), most of which are centred in and around the NBC, substantiating its designation as
a Major Regional Activity Centre (refer Chapter 3).
Employment-generating land uses are generally located to the north and west of the
precinct given the extensive bushland to the east and south.
To the west is a significant industrial precinct containing a wide mix of businesses in
construction-related industries, manufacturing, storage and distribution, wholesale sales,
car and boat repair and sales, and other sectors. The industrial estate also includes
Belmondos Organic Market which is a collection of businesses incorporating a grocery,
butcher, deli, bakery and café.
North-west of Eumundi Noosa Road another industrial precinct contains a mix of
industrial and commercial uses as well as some large format retail (LFR) and showrooms.
Bunnings is located in this precinct at the corner of Gateway Drive and Eumundi Noosa
Road.
Other uses in the area include a retirement community (Noosa Domain Country Club)
located north of Eenie Creek Road and east of Walter Hay Drive; a car sales precinct
between Walter Hay Drive and Eumundi Noosa Road; and a health services precinct
extending along Goodchap Street towards the Noosa Hospital.
The closest nearby shopping centre is Noosaville, around 3km to the north-east of the
NBC, which contains various components including traditional convenience retail (at
Noosa Village and as shopfront tenancies), large format retail (such as Harvey Norman)
and visitor-oriented uses along Thomas Street near Gympie Terrace. Further afield, retail
centres at Noosa Junction and at Hastings Street are also important shopping
destinations for people living with the region and for tourists.
