22 The majority of the proposed business (commercial office) floorspace would be delivered as a new stand-alone 2-storey commercial office block located in the northern part of the site, with a smaller amount of office floorspace located on the upper level within the retail and entertainment precinct. This configuration allows for a range of office tenants to be attract to NBC, thereby generating additional employment across professional sectors and building up activity levels within the centre during the day. A 6-screen cinema theatre would be located on the upper level. The proposed recreation component would include entertainment/leisure uses that would operate in association with the cinema and could comprise a bowling tenant or similar venue. The recreation precinct also comprises an indoor recreation facility (gym) on the upper level. The proposed residential component would consist of 121 apartments consisting of 1-bed and 2-bed formats. Of these, 45 apartments would be long-term dwellings (ie multiple dwellings) and the remaining 76 would be for short-term accommodation. The apartments would be located on the eastern side of Main Street and incorporated as mixed-use development above shops. Car parking is provided at basement and at-grade, with some street parking on Main Street.
