Proposed Noosa Civic Village
4.1 Proposed use The development scheme for Noosa Civic Village has been prepared by Buchan on
schedule behalf of Stockwell, providing for a mixed-use development in accordance with Noosa
Plan’s expectations for the VMU precinct. A schedule of uses is summarised in Table 1.

With respect to the retail component, the proposed 7,500 sqm for VMU uses would
include a mix of shops, food and drink outlets and shopping centre uses, as well as some
other activities such as offices or health care, consistent with the normal range of
tenancies found in similar centres.
For the purposes of economic analysis it is assumed that all of the 7,500 sqm would
accommodate retail uses to reflect the cap imposed in the Table of Assessment for the
VMU and the Major Centre Zone Code at PO72.
The retail tenancies include a supermarket of 3,500 sqm and a range of smaller tenancies
fronting the proposed Village Green and along Main Street.
