Demographics
Table 2 presents a summary of socio-demographic characteristics of the catchment
population, drawing on the most recent release of data from Census 2021. Benchmark
data for the Sunshine Coast ‘Significant Urban Area’ (SUA) is also provided. The Sunshine
Coast SUA covers the more settled coastal parts of the Sunshine Coast Statistical Area 4
(SA4) geographic unit and is the most relevant when comparing the characteristics of the
catchment with the surrounding region. A comparison is also provided against data for
Queensland as a whole.
The key highlights are as follows:
• The catchment overall has a similar average household size to that of Sunshine Coast
SUA but smaller than the average for Queensland. Some of the more urban parts of
the catchment, such as the Primary and Secondary East sectors, contain even smaller
households on average.
• The proportion of unoccupied dwellings is significantly higher than that for
Queensland, reflecting the prevalence of holiday homeownership, some of which are
made available for short-term visitors. The Secondary East sector, in particular, is
popular for holiday home ownership. Note that dwellings occupied by visitor only
households are not included in this analysis, so that the actual influence of short-term
visitation is not shown in the data.
• Average age is higher across the catchment, with the Primary and Secondary East
sectors in particular characterised by the presence of older residents, along with the
Secondary North West sector which covers smaller inland towns.
• Average household incomes are similar to the Sunshine Coast average and slightly
lower than the state average, but with higher incomes evident in the Secondary East
sector which includes Noosa Heads and in the Secondary South West sector. The
Primary and Secondary North West sectors have lower average incomes.
• The breakdown by country of birth is similar to that for Sunshine Coast SUA, but with
larger proportions of people born in England.
• The catchment has a high degree of home ownership, reflecting the older age profile.
• There is greater emphasis on detached dwellings, although non-detached housing is
prevalent in the urban parts of the catchment and, apartments and other higher
density formats are being created through infill development within the Primary and
Secondary East sectors.
• Household composition favours couple families, similar to Sunshine Coast and state
averages. The larger share of couples without children compared to Queensland
reflects a greater proportion of retirees.
• The catchment generally has a high level of vehicle ownership, as is common in non-
metropolitan locations.
