The median monthly mortgage repayment in Noosa Shire was $1,733, putting it right in line with
the State figure but across the Shire it was highest at $1,939 in Noosa Heads and lowest at
$1,662 in Noosa Hinterland.
According to the Queensland Valuation and Sales (QVAS) database there were 2,287 residential
dwelling sales in the 12 months ending 31 December 2017 with a median sale price of $612,000.
For Noosa Heads the median sale price was $775,000, for Peregian Beach - Marcus Beach it
was $760,000 and for Sunshine Beach $750,000. The lowest median of $530,000 was at
Tewantin. For Queensland the median is $450,000 and for the Sunshine Coast Regional Council
area it is $522,000.
There were 288 new houses approved in Noosa Shire in the 12 months to 31 March 2018, 222 of
which were in Noosa Hinterland.
In terms of weekly rent, Noosa Shire is broadly more expensive than the State medians with the
exception of small 1 bedrooms flats or units. The bigger the dwelling the bigger the disparity with
State figure. Table 4 provides the Rental Tenancy Authority median weekly rents for various
dwelling sizes across the six SA2s of Noosa Shire and for Noosa Shire as a whole, compared
with the State. It should be noted that medians are only calculated where there are 10 or more
lodgements over the 12 month period and for Noosa Heads and Peregian Beach – Marcus
Beach there were less than 10 lodgements for one bedrooms units.
