Hollett Road Ecological Assessment

Hollett Road adjacent to Lot 10.
Condition 51 requires that two koala (road) signs must be provided on Hollett Road.
Condition 52 requires that domestic cats must be permanently retained within the respective dwelling
houses and/or within a purpose built cat enclosure.
Condition 53 requires that boundary fencing to all lots must be koala friendly.
Conditions 54 to 56 contain requirements for wildlife during vegetation removal/disturbance as part
of the approval.
These conditions require updating to reflect the reduced yield and consequential lot renumbering.
The proposed development will maximize the retention of vegetation. Further, given the clearing largely
follows the edge of existing grasses and regrowth there will not be a substantive increase in fragmentation
or edge effects. The extent of vegetation clearing is acceptable.
Specific Outcome O5 Riparian buffer zones are associated with Eenie Creek and its tributaries. The revised subdivision layout
Riparian Zones retains buffers to Eenie Creek & its tributaries consistent with the requirements of specific outcome 05.
The biodiversity and ecosystem values of watercourses,
drainage lines, wetlands and adjacent riparian zones are
protected by-
a) avoiding any new development in the riparian buffer
area;
b) retaining aquatic and terrestrial habitat in riparian
zones;
c) maintaining wildlife corridors along watercourses and
drainage lines for native fauna movement;
d) avoiding edge effects and incompatible uses in riparian
zones;
e) maintaining bank stability by minimising bank erosion
and slumping;
f) maintaining water quality by filtering sediments,
nutrients and other pollutants; and
g) removing undesirable plant species and replacing them
with vegetation of local origin;
Specific Outcome O7 The development footprint has been reduced and building location envelopes have been introduced in
Koala Habitat Areas order to increase vegetation protection. The proposed development layout retains all areas of remnant in
