need;
This small isolated parcel of land receives NO community use due to its location, lack of
facilities and infrastructure.
e Council’s consideration of new commercial use activities will be primarily driven by direct
community evidence and demand for that activity;
The community need relates to the demand that has occurred for the use to hold limited
functions in this space as complimentary to an existing operation.
e The commercial use activity must enhance the visitor and local experience of Noosa Shire;
For 2017 ALL functions proposed are for visitors to the Noosa Shire. These visitations
provide 4,220 bed nights and along with catering, other noosa experiences, meals outside
of the function. Economic impact directly for the functions is projected at $3,955,500. The
local experience is enhanced through opportunities for employment and the provision of
the ancillary wedding services, i.e. flowers, photography, vehicle hire and staging costs.
e The commercial use must not adversely impact the community asset or the environment; and
The area of land in consideration is complimented with the Waterfront restaurant
maintaining through watering and mowing additional to Councils services. The entrance
garden bed is fully maintained by contractors on behalf of the Waterfront Restaurant.
e A permit holder may only be granted two permits from the range available to reduce the
likelihood of a monopolistic permit environment while providing the opportunity for added
local employment.
The Waterfront restaurant is only seeking one permit location. Significant opportunities are
generated through the functions with the restaurant employing up to 21 staff.
