The total gross floor area of the proposed building is 968m2, with total use area of 880m2 and site cover of 1020m2 (45.28%). The building has been architecturally designed to respect and integrate with the surrounding historical streetscape character. In addition to examples in the Heritage Impact Assessment, the proposal plan finishes palate drawing DA09 includes character forms and examples from which the design has been driven. Building elements, materials and finishes include pitched roofs with custom orb profile, flat sheet cladding with cover battens, linea board wall cladding, off form concrete to columns and low height entry walls and sandstone cladding to some external screening.
