11,578m2 or 1.15 ha, the proposed development provides an overall density of less than 100 persons per hectare, which satisfies the density requirements of the Semi‐Attached Housing zone. BUILDING DESIGN 35. Amended plans that detail the provision of minimum 600mm eaves to at least 75% of the permitter of the main roof of the buildings. Please refer to the amended architectural plans prepared by Sprout Architects (Attachment VII), which shows that this requirement has now been satisfied. BUILDING HEIGHT 36. A perspective of the development taken from David Low Way looking over the IGA car park towards the development, the National Park and Cooroy Mountain. Please refer to the architectural plans prepared by Sprout Architects (Attachment VII), which now include a perspective of the proposed development, when viewed from David Low Way. It is noted that the proposed development is lower than the existing IGA building and has minimal impact on the view of the national park and Cooroy Mountain when viewed from David Low Way, compared to the existing IGA building. EFFECT OF FILL 37. Elevation plans looking of the property boundaries from outside of the subject land which clearly detail the colour, materials and height of the concrete “fill walls” and any fencing that is proposed to be placed on top of these walls. It should be noted that walls and fencing that result in excessive bulk are unlikely to be supported and that the extent of filling of the site may need to be reduced. Please refer to the architectural plans prepared by Sprout Architects (Attachment VII), which now include sections for boundaries, showing the effect of fill the sites boundary fences. PROTECTION OF VEGETATION NEAR BUILDINGS ADJOINING RUFOUS STREET 38. An arborist report which assesses the trees adjacent to the Rufous Street boundary with recommendations of construction requirements for the retention of significant vegetation and other vegetation that contributes to the established character of the area. Please refer to the arborists report prepared by ETS Environmental Services (Attachment IIX), which concludes that all trees that adjoin the subject site are not significant to the area and do not need to be retained as part of the proposed development. SOLAR ACCESS TO HOUSE TYPE 3 39. Plans which detail the amount of solar access provided to north facing windows of the upper and lower levels and open spaces areas of House Type 3 – this should include shadow diagrams and that provide detail of the amount of hours of solar access that these windows and open space areas will receive. Please refer to the architectural plans prepared by Sprout Architects (Attachment VII), which better demonstrates the solar access provided north facing windows of the upper and lower levels and open spaces areas of House Type 3. Also included in the attached plans is a sun study showing the solar access to the upper windows and court yard during different times of the year.
