As stated within the EIA, the boutique accommodation proposed within Essence of Peregian is a new
product that would be unique to the Noosa area and is considered to attract a new mix of short stay
accommodation visitors to the development. The proposed operator of the facility is an experienced
operator with other short term accommodation facilities in the northern Sunshine Coast and has
identified a need for additional boutique short stay accommodation options, linked with meeting facilities
to cater for emerging visitor markets. There is a gap in the provision of facilities in Peregian that are
particularly targeted at the short stay (1 to 2 nights) market. The proposed visitor accommodation within
Essence of Peregian will offer accommodation that will create a point of difference to existing
accommodation facilities in Peregian.
In particular, information from Tourism Research Australia’s National Visitor Survey (Feb 2016), reports
that between the year ending December 1998 and the year ending December 2015, the number of
overnight trips in Queensland by Australian residents increased a significant 36%. In comparison, the
number of overnight trips spent within the Sunshine Coast region only increased by 11%, and the Sunshine
Coast region demonstrated a declining share of the number of overnight trips in Queensland from 17.8%
to 14.6%.
A range of reasons are likely to have influenced this trend, including increasing choice of experiences in
other regions, increased accessibility of other regions as well as differing target markets accessing
different holiday experiences. Notable short stay markets that are appealing to the short break traveller
such as the Hunter Valley in NSW, have demonstrated an increase in the share of NSW overnight trips
during this same period, with shorter average length of stay of visitors (2.8 nights compared with 3.7).
There is a need for the Sunshine Coast to ensure diversity of choice in short stay accommodation facilities
in an increasingly competitive domestic market in catering for the overnight and short stay sector of the
market.
Section 5.2 of the EIA examines population and household growth. The QGSO population projections for
the Peregian SA2 anticipate a growth of some 2,700 persons between 2016 and 2036. Applying average
persons per household, this would represent potential demand for some 1,080 additional dwellings. With
399 lots within the Peregian Breeze Estate in the south of the SA2, there is ongoing demand for additional
residential dwellings to cater for the projected growth in the population of the Peregian SA2. The
proposed 26 permanent residential dwellings will provide a limited mix of housing to cater for this growth
in population.
As explored in Chapter 6.0 of the EIA, there is a need for the provision of housing choice including
opportunities for residents to downsize from their family home in maintaining access to their Peregian
lifestyle.
