and therefore noise impacts from activities in the loading area are not anticipated. Based on the measured
noise levels (67dBA – 78dBA L1,1hour) adjacent the loading area, allowing for an additional separation
distance of 8m to 44m and barrier shielding for the existing IGA building, from the loading area to the
facade of the nearest proposed units a 26dBA reduction is expected to the measured noise levels.
Therefore the predicted noise levels range between 41dBA and 52dBA LA1,1hour at the nearest facade in the
proposed unit building.

Based on the predicted external noise level of 52dBA LA1,1hour, the internal noise goal 40dBA L1,adj,1hour can be
achieved with the windows closed, the internal noise level calculations are presented in Attachment C. As
the windows can be closed to mitigate the potential noise intrusion, ventilation requirements may need to
be considered.

4. Response to Items 17 and 18 – Peregian Beach Hotel
              Noise Emissions
The proposed development is not required to mitigate amplified music/entertainment/patron noise or
mechanical plant noise emissions from the Peregian Beach Hotel. These noise emissions and their
subsequent compliance are the responsibility of Hotel and OLGR. The Hotel has a duty of care to minimise
noise nuisance at sensitive locations such as residential and commercial buildings.
In the event that OLGR were to investigate a complaint, they would undertake noise tests with the
doors/windows open, and therefore any mitigation treatments incorporated into the facade would not
have any bearing on the compliance of the Hotel with the Hotel’s OLGR noise limits.
Further to this, the subject site would have been considered a sensitive location by OLGR and should have
been considered as part of the OLGR Noise Assessment Report.
Therefore the amplified music/entertainment/patron noise or mechanical plant noise emissions from the
Hotel should be compliant at the boundary interface with the subject site, and therefore it is not the
responsibility of the proposed development to mitigate these noise impacts.
The noise emissions from the vehicles using the drive-thru and carpark areas should be assessed in
accordance with noise limits, as such a 2.5m high (above the carpark level) noise barrier and upgrade
glazing has been proposed along the interface boundary to reduce the potential noise impacts onto the
subject development.
Calculations have been undertaken for the Linea Houses located adjacent the Hotel boundary. The
calculations have been based on a typical Lmax source noise level of a car door/ engine start event of 93dBA
Lmax sound power level. Incorporation of the proposed 2.5m high noise barrier indicates that compliance
with the 47dBA L1,adj,1hour noise limit is predicted to be achieved at approximately 12m from the Hotel
boundary. Internal noise level calculations indicate that the external windows/doors are closed, to reduce
the potential noise impacts from the Hotel carpark during the night-time period. The internal noise level
