The following statement in support of the design outcome has been provided by Verve Building Design
and Concepts:

“This statement has been prepared to provide additional support to the Planning Report, prepared by
Saunders Havill Group Town Planners, as well as offering further explanation of how the design of the
proposed Myall Street development, integrates with its surroundings and the Cooroy region.

The Cooroy locality portrays a relaxed country type quality, with traditional built form referencing
typical “Queenslander” style architecture. Commercial buildings offer wide awnings addressing their
respective frontage. The rural surroundings of the Cooroy town itself, portrays a sense of rustic farming
operations, reflecting Cooroy’s dairy and timber yielding history.

The design philosophy behind the development’s design is to create an attractive, easily
accessible, and inviting destination point, for long distance travellers, short distance “day
trippers”, (who may otherwise bypass Cooroy, travelling to the coast through other townships), as
well as providing facilities to the surrounding communities.

The proposal incorporates both short term and extended stay, rest spaces which are by far in
short supply along this stretch of Bruce Highway route.

The focus point of the development is the main service centre building.

The service centre building comprises single storey, contemporary design, taking on a modern
approach to the traditional awning lined shopfront, typical to the Cooroy precinct. Staggered or
“stepped” roof designs, consisting of parapets at differing heights have been introduced to allow
the building to sit confidently, whilst maintaining an unobtrusive presence in the existing
landscape.

To further enhance the building aesthetics, the external façade treatment combines varying
building elements, purposely selected to portray a feel of a recycled, natural character. These
materials comprise of a mixture of natural finish, rough sawn timber cladding, complimented
with steel panelling, in a ‘un-processed’, rust-look finish. Furthermore, these have be combined
with random, stacked stone veneers in earthy, neutral tones, throughout the building facade.

A unique feature façade treatment has also been employed to work in unison with the previous
mentioned elements. The feature panelling changes colour, as the persons viewing angle changes,
varying in colour from green, to copper/brown, to imitate the changing of leaf colour during
autumn. This is quite a spectacular effect especially when used in conjunction with the rust
coloured steel panels and sawn timber cladding.

Rough-sawn timber support columns, at random heights, are also utilised throughout design to
further enhance the feel of natural, recycled construction. These columns support the main fuel
forecourt canopy and drive-thru awnings. These random sized timber columns are also utilised in
the site pylon sign design, and throughout the site landscaped areas, providing visual connection
