density x 40m2 x 40m2
= 32,472m2 = 32,472m2
In terms of built form, the majority of the sites for each dwelling are 13 metres wide by 21
metres in depth whilst approximately 100 of the sites are 14 x 21 metres, representing an
area of approximately 273m2 and 294m2 respectively. It is proposed to construct a 3 bedroom
dwelling on each site with each dwelling type having a maximum width and length as follows:
Type 1: 12.6 x 17.1 metres
Type 2: 13.5 x 17.1 metres
Type 3: 13 x 17.4 metres
The above tables demonstrates the proposal is generally consistent with the built form
parameters associated with a retirement and special needs facility within the Community
