24. There are presently 211 spaces provided in the parking areas at the north of the site, which will be reduced to
207 post redevelopment. If it is assumed that the largest reasonable demand for the hotel was
1 space per 1½ rooms, then for 112 rooms there would be a demand of 75 spaces. This would leave 136
spaces allocated for existing uses. I have overlaid the 136 onto a graph that contains the results of the two
surveys in Figure 3 (depiction ignores temporal variations in peaks).

Notes: A parking rate of 1 space per 1½ rooms is considered to be a generously high provision rate for a resort.
It is reiterated that this 207 space utilisation depiction above relates to the existing parking levels on the site, which supports
TTPlus’ primary position that in fact no additional car parking spaces need be supplied to support the safe and efficient
operations of the existing and proposed uses on the site.
25. It is noted that the red line that represents the residual capacity available to non-hotel uses is only exceeded a
handful of times across the survey periods. In each of those exceedance cases, it only occurs for a Mon-Fri
midday period, and not during any of the observed 7AM, 3PM or 7PM periods. This means that even if demand
were to maximise for the hotel at 1 space per 1½ rooms, this would happen overnight and not interfere with
normal parking demand on the site for other uses.
