It is noted that approximately half of the existing dwelling house already extends over the coastal
building line (Figure 19 below). As such, the proposed rear setback will not cause any further
impacts to coastal processes or the natural landform than the dwelling house currently on the site.
The proposed rear setback will also not worsen any current views for neighbouring properties and
will not impact on privacy or access to sunlight for adjoining properties.

It is also noted that most of the dwellings on the seaward side of Seaview Terrace extend beyond
the coastal building line.
